Next Door Creative Offices provides studio workspace for artists, architects, and other creatives within historic East Austin. The scale of the buildings is sensitive to the houses surrounding the project.  Buildings wrap the perimeter of the block, enclosing a courtyard garden and parking lot with a network of rain gardens winding through.  Units have individual entries along the main street defined by vestibules, overhangs and plantings that echo porches across the way.  The buildings have various sizes and shapes, but share an architectural vocabulary inspired by industrial loft buildings: exposed structure, high ceilings, and sturdy materials.  Each unit contains open work areas with service cores, large north-facing windows for abundant daylighting, and direct connection to the outdoors.  Custom concrete panels wrap the ground floor, contrasting the industrial metal box-rib cladding used on upper floors.  The design team worked with the concrete crew to create random patterns in site cast panels, contributing a handmade quality and heightening shadows falling across the buildings.
